Having the repute to have worked with some of the big names in the sector, Rahul has finely crafted himself to become one of the prominent personalities in this region’s real estate market. Recently formed, One Leaf Group has come up with their maiden project by the name of One Leaf Troy at Greater Noida West. This project is one to watch out for because of its immaculate location and ultra modern facilities over looking serene natural beauty. The project is being developed on the grounds of an affordable luxury project and that becomes the best part about it. In a conversation with Team RealtyMyths, Rahul shared his vision which keeps him motivated to move ahead. He also talked about the opportunities and the challenges the current market possess and how government can play a vital role in helping developers to face them. Please share your outlook on the Greater Noida West market?
Greater Noida West has emerged as an affordable residential destination in NCR. No doubt, the initial phases of this region were not very bright. Slowly and eventually, as the hurdles were cleared, the region has started to gain pace. The region started with lower BSP when compared to its peers. However, after a series of appreciations it appears that the rates would be stable for some time now. The developmental work being carried on a steady pace and proposed infrastructures like metro connectivity being provided to the region. It is surely going to be one of the biggest gainers in the months to come.
Please share brief about your ongoing projects? How many projects are you planning to launch in the current fiscal? What is your current land bank?
One Leaf Troy is our flagship project wherein we are offering 2/3 BHK flats. It has got all the features that a modern roof should possess. Additionally, the amenities like sand pit for kids play area, a WiFi library, high speed elevators in each block, access control system with boom barriers, etc. make one’s life a lot easier and comfortable.
What challenges doyou expect from the given market conditions?
The real estate sector has a long list of expectations; as this sector alone contributes to about 6 percent to the nation’s GDP. Biggest challenges for the Government are infrastructure, decreasing the lending rates for developers, regulating prices of raw materials across the nation, etc. Further, we expect that the upcoming budget should give developers access to funds at a comparatively lower rate. Also, eliminate multiple taxes. It will make housing more affordable for the customers. Single window clearance and Industry Status will bring cheers in the developers’ fraternity and bring desired results for the customers.
Where do you want to reach from here in years to come? What vision guides your company?
We are driven by the mission of providing luxury in affordability within a peaceful and secure environment. Definitely, in the future as well we would like to work with the same vision. We want to build a name for ourselves as someone who gives quality lifestyle the due importance without compromising on affordability.
How do you see the government initiatives would help you achieve your vision?
The government is coming up with lot many initiatives which will surely help the sector in the future course. The relaxation of FDI norms itself means lot in terms of cash flow in the sector. This will induce competition and enable competitive pricing. To add over this, the concepts of Housing for All and Smart Cities Mission would contribute a lot in promoting affordable housing in the country.
Do you believe in mentorship? How has mentorship made a difference in your professional and personal life?
Yes, I do believe in mentorship. It has changed the way I perceive this world. Earlier for me, things were either good or bad, now it has enabled me to have a third view on things as well.
Many people regret not having enough time for the things they like. If you could add six hours onto every day, what would you do with the extra time?
I definitely would give it to my family. After setting foot in the real estate sector, it has become very difficult for me to spare ample time for them.
What are some of your top go-to spots that you would recommend to a friend/family member visiting?
I would recommend Goa, Colombo, Singapore, Kuala Lumpur and Dubai.
What do you consider your greatest achievement?
Launch of One Leaf Troy can be considered my biggest achievement till date. It was a long dream to establish myself in the realty sector and hopefully, with the launch of this project, I have set foot in the right direction.
What advice can you offer to the new age developers?
All I would like to say is that the sector is very different compared to other sectors and industries. This is a purely demand driven sector wherein the market decides what needs to be built. Hence, study the market well before carrying out your work.
